Three Problems That Make or Break Your Pool
Three problems determine whether your Scottsdale pool succeeds or fails.
Caliche and soil surprises. Scottsdale sits on some of the most geologically variable ground in the Southwest. Caliche deposits, expansive clay, and decomposed granite can all appear on the same property. We test soil conditions before quoting so your price doesn't change mid-excavation. If we find caliche, we tell you the cost upfront, typically $2,000–$5,000 for blasting, before the jackhammer shows up.
Monsoon flooding. The July–September monsoon season drops inches of rain in minutes. Pools without engineered drainage become collection basins for storm runoff, debris, and the neighbor's landscaping gravel. We design overflow systems and grading plans that route water away from your pool and your home's foundation.
HOA rejections. Communities like DC Ranch, Desert Mountain, and Troon North have architectural review boards that reject designs for non-compliant materials, proportions, or landscaping. We submit for pre-approval before you've committed a dollar to construction, and we've learned what each board prioritizes.
Designed Around How You Live
Morning lap pools. Long, narrow geometries optimized for exercise: 40-foot minimum lanes with integrated spa for post-swim recovery. Oriented east-to-west so morning light hits the water, not your eyes.
Entertainment pools. The Scottsdale pool party is a year-round institution. Baja shelves for in-water lounging, fire bowls along the perimeter, integrated bar seating, and LED color systems for evening ambiance. We build these with separate pump zones so the spa heats independently while the main pool stays cool.
Year-round wellness pools. Heated spa and pool combos with spillover designs that extend your season from March through December. Variable-speed heaters sized for Scottsdale's mild winters, not the oversized units that spike your gas bill.
Small-lot designs. Old Town Scottsdale and infill lots under 7,000 square feet don't need a 600-square-foot pool. Cocktail pools, plunge pools, and spool (spa-pool) hybrids deliver maximum impact with vertical water features and all-tile finishes in a fraction of the footprint.
Materials That Survive the Sonoran Desert
Standard plaster fails in Scottsdale within 8 years. UV exposure bleaches the surface, monsoon minerals stain it, and thermal cycling cracks it. Every finish we specify is rated for this environment.
Pebble Tec ($8–12/sq ft applied) is our most-installed finish. The aggregate surface stays cooler than plaster under bare feet, resists UV fading, and lasts 15+ years. Color options range from desert sand tones to deep blue-black.
QuartzScapes ($6–9/sq ft applied) balances cost with durability. The quartz aggregate reflects light for a brighter, more vivid water color and resists chemical staining better than plaster.
Glass tile ($15–25/sq ft installed) is the luxury standard for Paradise Valley and Troon estates. Iridescent finishes shimmer in desert light, and properly installed tile lasts 25+ years with zero resurfacing.
Saltwater systems ($2,500–4,500 installed) convert salt to chlorine automatically. In Scottsdale's dry air, the softer water is gentler on skin and eyes than traditional chlorine.
How a Build Works
- Site assessment: Soil testing, shade mapping, view analysis, HOA document review. We visit your property before we quote.
- Design and engineering: Custom plans accounting for caliche, drainage, and setback requirements. 3D visualization included.
- Permitting: City of Scottsdale Building Services application, electrical bonding plans, Aquatic Ordinance compliance. For HOA communities, we handle the architectural submission.
- Construction: Steel-reinforced shotcrete shell, plumbing, electrical, equipment pad. Shade structures built at the same time.
- Finishing: Surface application, tile, coping, decking, landscaping with fire-resistant desert plantings.
- Startup and handoff: Final city inspection, chemical balancing, automation training, and a seasonal maintenance guide written for Scottsdale's climate.
Most builds take 8–12 weeks. October through April is optimal for concrete curing and faster timelines.
